Important canal setting harmed by store
A mixed scheme comprising a Tesco store and
residential development on land next to the Grand
Union Canal in West London has been rejected
because of its adverse impact on the waterway.
The inspector noted that the London Plan iden-
tifies the canal as an important area of public realm
along which incremental improvements to its
quality and character should be promoted in new
developments. He added that the character of uses
was changing in the immediate area around the
appeal site, including the construction of homes.
However, he was concerned that the residential
element of the appeal scheme would present a
bland elevation towards the canal, giving occupi-
ers limited accessibility to an area of grass between
the building and the water. He also found that the
store effectively turned its back on the canal, with
the elevation facing the water containing only a
narrow strip of windows. In his opinion, these
failings justified refusing permission.

Interesting to note that BW owned some of the waterside land (Onslow Mills)
and sold out these business units to TESCO a while back...
Perhaps if BW desired *any* input to the canal built environment, they
should get planning permission BEFORE selling off waterside land.
