I would write to both the Landlord and the Letting Agent and state in the
letter that you notified them that the Boiler wasn't working a week ago,
give them 48 hours to have it sorted out, otherwise you will be forced to
call in your own CORGI Registered Heating Engineer to carry out the repairs
and that you expect to be fully reimbursed for any costs.
I trust that you have a copy of the current Gas Safety Record for the
Property which the Landlord or Agent has to provide to you on a yearly basis
under the Gas Safety (Installation and Use) Regulations 1998.
Penalties for not giving the Tenant a copy of the Gas Safety Record can
result in six months imprisonment and / or a £5,000.00 fine.
If the Landlord has simply not given you a manual or provided you with
instructions on how to relight the Pilot Lamp, then this should have been
provided at the start of the tenancy.
