If the lease says quarterly payments in advance the landlord can insist on,
and the tenant can't unilaterally vary the terms of the lease. Many
commercial leases do specify upward only rent reviews, often at the
insistence of the bank that has lent the landlord the money to build or
acquire the property. Of course, if a prospective tenant doesn't like it, he
has the option of walking away and seeking alternative property for his
business.


Once in, the tenant can only walk away at the end of the lease, not
before, unless than landlord gives his/her assent. At any other time,
the tenant would remain liable for all the remaining rental payments
right up to the end of the period of the lease, including any of the
always-upward rent reviews.
