West Cheshunt, what's going on?

Hi there,
I am planning to buy an ex-local authority flat in West Cheshunt (The
Green, Chadwell Avenue, etc). I have been there several times to view
different properties and the area seems really quite, though far from
the town center and the station.
Then it happened that talking to the estate agent while viewing a
property he started saying cryptic things like "you should investigate
on the location before buying", "I wouldn't live in that area", "when
you buy an ex-local authority you know what you get". I appreciated
very much his honesty (he was supposed to convince me to buy, not to
escape).
As you may imagine now I am really concerned about the location and I
wonder if there is something really wrong with this area. I don't know
if the council has strange plans, if someone living there is giving
problems. I really don't know what to do and where to start my
investigation.
Was he only trying to push me to buy the second place we visited or was
he really honest?
It is easy to understand that an ex-local authority flat may
potentially give you more problems (in any sense) than other properties
but, with the current house price inflation, it is really difficult to
find anything else that is affordable.
Any clues?
