God almighty, you are thick! look dickhead, this is a simple
separation transaction, it can be exercise either in Spain or the UK,
so lets go slowly, write the entire doc up. decide which property is
going to be put in, lets assume the Spanish one, and the terms are
simply that Ms X wants it, got that far, take the doc to a Spanish
lawyer, policeman, chemist etc and get the thing sign...thats the end
of the fucking story.

Now if Ms X wants to get the property, and if her partner refuses, she
takes it to the civil court to enforce a civil contract, Spanish
property taxes are resolved in Spain NOT fucking England, But the
situation is Ms Xs partner is willing and Ms X wants some property
herself, so its not all that important about whos name is on the land
registry, if that comes into dispute well the court will enforce the
civil contract and Ms X can either sell it or keep it in her name
after that now of course one could do this better with a trust
domiciled in the UK, but hell, why should I teach you to suck eggs
.
