This document forms a 3-page contractual agreement between X (the
contractor), and X and X of (address). (the client). Dated XXXX.

All work to be carried out with our own labour force, except for
the provision of specialist technicians, who we will employ
within the contract price.
This quotation is a fixed price for the works to completion. This
fixed-price may only be varied by advance agreement with both
parties. Any of these potential further works will be priced in
advance of their commencement.
The works are to be carried out as per the drawings from X
arcitects. Drawing numbers: 3, 4a, 5, 6, 7, 8, 9.

The builder undertakes to carry out the following works for the
fixed-price sum of £78,000 INCLUDING VAT.
We estimate all works to be completed within a time period of 12
-16 weeks.

Two-story dining room and bedroom extension.
First-floor bathroom and bedroom extension.
Over-garage extension.
Dining Room
1 double-doorway with glazed, panel doors.
4 double sockets. TV point. Central pendant light fitting.
Switching to kitchen and lounge.
Low hearth and flue for woodburning stove, - including air entry.
(Stove to be supplied by client).
Radiator.
Install floor tiles. (Tiles to be supplied by client).
4 wall light points.
Kitchen
Removal of central pier.
New support beams.
Block existing doorway and make good.
Move existing Radiator.
Overhaul existing ceiling. Ceiling to be made level where
appropriate throughout.
1 new pendant light (to be supplied by client).
6 downlighters.
Bedroom 3
3 double sockets. Central pendant light.
Decorate both new and existing sections.
Bathroom
New, full-height tiles.
Overhaul ceiling.
New steel bath, basin, WC, shower and shower screen. (Note: the
allowance for these items within the quoted price is £500.
However, as they will be chosen by the client, any additional
cost will be added to the price.
6 downlighters.
Bedroom 4
Create new doorway. Modify master bedroom doorway.
1 Reclaimed, stripped pine door.
4 double sockets. 1 central pendant light. Light switch. TV
point.
Existing en-suite
Salvage existing equipment.
Block existing door and make good.
Alter existing window as new doorway.
New shower tray or re-fit existing if possible.
New tiles to full-height.
Re-fit shower.
Overhaul ceiling.
4 new downlighters.
Games Room
Construction of new staircase.
Create beamed ceiling to match existing studio room.
1 Reclaimed, stripped pine door.
Create cloakroom with basin and WC corner suite.
Half-tile.
1 new pendant light and switching.
Pendant light for staircase with 2-way switching.
4 new wall lights, 4 double-sockets. TV point.
Heating
Megaflow (approximately 1K).

Payment:
An initial remittance of 15% is to be paid at the start of the
construction. Thereafter, further payments will be required at
certain stages of the project. These staged-payments will be
invoiced (for payment within 14 days), after agreement that each
stage has been completed satisfactorily. The final payment will
be made after the project has been certified as being complete.

Decorating Specification: (Applies to all new works).
Exterior: Two applications of weathershield paint.
Interior: One mis-coat and two coats of emulsion.
New wood: KPS. Two applications of undercoat and one gloss coat.



Other Notes:
Client may choose bespoke products for any part of the build. And
whether or not the fitting/build cost is the same, an adjustment
will be made to the final price. Each alteration of this nature
must be agreed in advance as in paragraph 2, section II, above.
All tiles included in the contract price are included at a PC
price of £16.00 + Vat per M2. Client to pay additional sum for
higher-priced tiles, if required.

First error you never include vat you identify it seperatly and at what
rate

You have also stated its a fixed price contract did you get variations
signed for by the customer wo signed the original contract (its a
common scam in some communities to get extra works done but the
requests are never made by the contract signitares he/ she in turn says
i never asked for them you have the option then to remove and replace
at your cost never usally worth it)



You specifiy the works to be carried out but you do not specify the
materials to be used , this may create some issues
