you have nothing to worry about. The owner of the freehold cannot
interfere with you or your successors for 900 years unless you
converted it to a business or demolished it, because the land was
leased to you as a dwelling house.
The reason they dont send demands is because the rent is small and
uneconomic to collect and it is possible that the company who owned it
have no interest in collecting the rents from the houses near their
factory. Probably when they acquired the factory land, the rental
income of a few houses was included in the sale to them.
They can demand the arrears in full at any time. If you dont pay they
could sue you for six years rent which would also be uneconomic for
them. However it is best to pay if they look for it and that takes the
uncertainty out of it.
If the owner of the freehold ever sends a demand for rent just pay the
rent arrears and be sure to get a receipt which will be your evidence
that you have complied with the lease and the receipt shows they
accepted that.
Legally they cannot interfere with you in any other way until the lease
expires in 900 years time.
You dont need to seek them out. They know where to get you if they so
wish.
They are not entiltled to make any other demands or interfere with
your house or land in any way and if they did, they would be in breach
of the lease.
