Yes you will get the deeds. They are probably superfluous as the Land Registry is now electronic and paper deeds are a thing of the past. If they keep the deeds for £10, check how much they charge everytime someone wants to refer to them or retrieve them, that will encourage you not to let them keep them!

I left my deeds with the B.S. and paid the mortgage off except for a residual £1. They stored them for free, on condition that continued to insure the house (Buildings) via them.


Then a company bought out the rent charge on this and neighbouring properties, and started invoking covenants which insisted on an approved insurer, so I had to retrieve the deeds from them, which cost £95, and I insured with the approved company, (but not via the rent charge owners).

I now pay half what I paid the BS, for greatly increased cover, and the solicitor who holds my Will has agreed to store my house deeds without charge. Meanwhile, I am ploughing through them to check for any more unpleasant covenants. I mentioned the matter of the Land Registry now being electronic to a solicitor, and asked the significance of the paper deeds.

He smiled and said; "In case of dispute, the Courts like to see paper".
So do lawyers I suppose.     ;-)
