Fixing a new fan on Athlon 800 CPU

Hello,
For a while I have been experiencing like a vibration noise whenever I turn
my PC on, after a few minutes the noise goes away but yesterday I found the
source of this noise, it is coming from my CPU fan.
Looking at the fan it looks like it is dirty, full of dust etc. I used some
spray air to get rid of the dust in my case anyway, but there seems to be a
lot of condensed dust on the CPU fan and around that area.
I am tempted to get a new fan, 60mm one from Overclockers.co.uk
However I am a bit wary of getting the old fan off and putting the new fan
on.
Have any of you got any tips on the best way to do this?
