are innapropriate to a DIY couple hoping to do up an old house and let

Even for a 'DIY couple hoping to do up a house and rent it' matters such
a grants, health & safety and tax (to name but three) are legitimate
matters for review. Sales & marketing is appropriate for a letting
agency, isn't it?

Certainly for "a letting agency", I wholeheartedly agree. Perhaps you
could link me to moment the OP said, "I am going into business as a
letting agent"?

Your comment 'almost 100% inappropriate' is 100% inaccurate.

The wrongness in that statement is a number so large it cannot be
percentified.
