Taking into account on it high loan with interest.......after staying
10 years when you sell your flat (or upgrade) there is practicaly no
profits cos, those interest would eat up all your profits and how
about paying levy (to HDB)....and halo dont forget the yearly property
tax hor.
Buying HDB flat is not like before where you buy $50K and selling it
at $300K.......those malay already stop doing that.....can't roll
anymore..

HDB already aware that the rising  nos of households are registering
themselves on the waiting list to rent HDB flats.....i think there are
more to come.

Don't worry lah, HDB prices will be very high, but the peasants will
be able to "afford" them with all their CPF money.  Remember, if the
govt can't take your CPF money through the HDB, it'll have to return
the money to you.  Where to find the money to return to you?  So
better confiscate your CPF money with high (but "affordable") HDB
prices.

Previously, the govt was not in favour of HDB rental flats because you
can't use your CPF money to pay rent.  But after the bashing at the
last general elections, it has relented somewhat.

But the policy remains: sell HDB flats to the peasants at high but
"affordable" prices, but not so high that the peasants won't buy.
Remember, the trick is to get your CPF money.

by HDB....after being bitten once...seeing how the loan's interest
(being calculated) eating up the profits after selling of their
flat......I think its definitely much better to rent (from HDB) than
to buy those high price flats....

When you took up a high loan....let's paying $1000 a month to service
the loan....you are seeing probably $400 being taken out as payment
for the interest,,,,,the rest of $600 will then be settling your

For a max 30 years of loan, 50% or 60% of the monthly repayment goes
to pay the interest .

In other words, if $1000 went to service the monthly loan, 50% went to
payment of interest and 50% went to paying down the principal sum of
the loan.

It is indeed quite stressful. But there is no chocie given that it was

Not many people are aware of this big chunk of interest that eat up
the profits (due to rising HDB price on resale flats. Of cos, on the
face value HDB sellers were happy that they are making some profits
out of the sale but, after minus the sales proceed they realised that
they kena conned.
Beside these big chunk of interest payment.....indirectly the govt
making huge profits from the 'loan biz'....beside sucking away your
CPF money on those HDB higher pricing...can you imaging the govt 's

Yes, the Govt made hugh profit from "loan biz". It is very very
lucrative. This is because people had to depend on them to get their
flats as well as housing loans.

Not only they marked up their flats so high that they know its people
will still have no choice but to borrow from them.

They know they have to apply to service their loans  for a longer
periods - which is currently at 30 years maximum. They have all their
data of income of young Singaporeans and etc.

We should know that the price of flat is calibrated by them based on
those income data they have on them.

This is such that the monthly repayment for a couple will always
within the high-low bandwith of "affordabilty levels" of loan
repayment from applicants or couples' combined salaries.

No doubt, the govt made srong profits every year from lending tax
money they collected from its people.

By lending back they made profit on the interest rate charged to its
people who borrowed to purchase HDB flats from them

As one can see, the govt will never lose money from sellng of HDB
flats to Singaporeans. It is just a number game.

It can be like running a Tontin system, where interest money is
collected back from its principal and then re-lend it again to others
who need them.

The govt do not feel sorry to its people in seeing them having to bear
the excruciating pain of having a high portion of interest charge
taken from their monhtly loan repayment. The govt will not repent on
it.

Halo we are talking about very huge huge money making for the govt.
After making these huge huge money.....the Sin Govt couldn't be
bothered to lend a helping hand to cater to those above 69's and
homeless people......If the Sin govt is sincere in caring its
citizen...they should alloted 4 hectares of land in rural area and
build as least 10,000 units of subsidised flat.....tenant only pay for
the maintenance and medical care services(include ambulance
service).....and of cos, managed by a management company.
Why can't the sin govt do this ?

No MP or even the president would dare to bring up because they fea to
lose their jobs. They prefer to lie low listening to others and wating
to cues from the govt etc.

The key to solving this catering problem of housing of poor people
that is above the age of 69 and those of the homeless is to have
thousands and thosuands of rental rooms to be built for them.

The severe shortage was due mainly to the fault of the past govt in
which they did not think an alternative housing policy will be needed
as they had concentrated on emphasis on home ownership policy.

This was flawed thinking in that it was a flawed policy that showed
they did not have enough depth of knowlege of the needs and
circumstancs of the people at large that may one day needs a rental
instead.

From this experience, one can see how weak the lateral thinking of the
permanent secretary is and how lacking the depth of thinking of its
directors are, in their framng of ideas and formulation of policy to
address them.

And worse, they were "feedings" their minster with "crooked" reports
that "dispelled" the need to build rental flats. If their minds were
set to concur with a whip on thm, the report in that direction will be
quickly done to address it.

They can go home early and enjoy their foods and wait for their next
apy dua of their highly paid salary and bonus after they had submitted
their reports to minister.

Generally, ministers being not in the know and lacking in the know on
the depth of housing problems will normally in their stupor have to
accept what was said and stated in the reports that given to him.

In short once it is reached and decided by its directors and permanent
secretarry, no one would want to try to charne course of their
position later.
So after his presenting to the cabinet, the matter of not building
rental flats became permanent.
