Michigan has one of the strictest property tax caps
in the country. IIRC it's capped at 5%.
but can michigan re-evaluate at every 5 or 10 years for example?
Because if not, the state is getting massively screwed over on property
that was bought in the 60s for example in areas that have since really
taken off.
Nope - they only get to re-evaluate if the house is sold, or I believe if
there is a "change in living space".
hmmm.....well I think that's a terrible law. The legislature should
get in there and change it. They are potentially losing out on
millions and millions of dollars....
They definitely are losing out on millions of dollars - the schools have
been howling about the caps since they were passed.
as they should....it's hard to provide the kind of quality education
our public schools are expected to(and usually do) provide under such
constraints....
There are ways around it though - local districts can pass millages to
increase the rate at which everyone pays. It is why I pay 2x the taxes on a
similar value house as those who live a mile down the road from me.
