Yep, but they go to an "ethics class". The idea that ethics
can be taught in a classroom environment cracks me up.

:2.) Are they trying to combat perceptions that real estate
:agents are the moral equivalent of used car salesman and
:ambulance-chasing lawyers?

No, they're trying to stop those who have gotten licenses to
act as agents (and who generally provide a service without
jacking up a ridiculous fee, etc) without actually being
full-time realtors from taking away their business.


I keep trying to convince my wife that in our real estate
market, paying someone 3-6% of the selling price to essentially
walk out in public and say "Hey, that house over there is for
sale", then stand back and watch the mob arrive, is silly.

However, she seems to have been convinced by the realtor ads
that they provide some kind of "guarantee" against you being
sued by the buyer if it's later discovered that the roof has
begun leaking, or the well pump breaks a year after the sale.

OTOH, I have the personal evidence of my friend's "for sale by
owner" experience, wherein he got some standard sale contracts,
took out an ad in the Sunday paper for an open house, put up a
few signs in his neighborhood, and when he got a buyer to put
down some earnest money he went to a local title office and they
took care of all the paperwork for about $300.

Savings: thousands and thousands of dollars.

Now, in a weak market I can see the value of someone doing a log
of legwork for you, bringing people by and such -- but when it's
a seller's market, they're just extra baggage you have to pay
for.

Am I wrong here?


Same thing in the VA Beach market. Homes and condos sell so fast
it's ridiculous. Some neighborhoods here have an average time
from putting up the sign to recieving a bid contract of about 3
hours.
