As you stated, it's all about making money and right now the largest
asset Thousand Trails has is the membership roster. All they need to

to get themselves out of the camping business is to end the lease and
sell ELP the membership list. The stock is all privately held. It

matter how protective the Washington consumer laws are when there

any Thousand Trails any longer.

Agreed on the resale ones for first time buyers.

The contracts with the lessee's and the lessor's REQUIRE that the
parks be maintained for the members, regardless of any buy/sell/lease
terminations, etc. (I'm paraphrasing here). So they can't just end the
lease on a whim and stop operating the parks short of bankruptcy.

The "sales pitch" that they are currently offering is about 6 grand.
Whether it's worth that depends on what contract you currently have,
and what you want.

Wholly gasgonies, Batman.. 6 grand, just for the *upgrade*. OK, at top
price I may pay 28 bucks a night. That upgrade is 214 nights at that
28 bucks per night. Since I go mostly on the weekends and, at the very
most, everyone-other-weekend in the summer and every month in the
winter, that would be under 30 to 40 days per year including one 2 week
trip. If I averaged that and selected 35 days a year, that's 6.1 years
to make up my cost. And, I suppose, you have dues in front of that. In a
6.1 year time period are they gonna be selling another upgrade? I think
I'll stay with paying per night.
