help with awning

My father recently bought a used 5th wheel travel trailer. (1994
Layton 27 foot model)
Everything is in great shape, except for the awning supports. The
awning itself is in good condition (needs to be cleaned) but when the
seller demonstrated opening and closing the awning it gave me the
heebie jeebies - I worried that we were about to tear the awning
supports off the wall of the RV. It would really help to have someone
who knows all about awnings give us a hand, and help us figure out if
the various latches are all working properly or if they need
lubriaction, adjustment, or repair. We also need to improve the
awning support attachment to the trailer - one of them was quite loose
and we put in new bolts - I think that they probably all need new
bolts (and sealant around the bolt holes, etc.)
The trailer is currently in Carmel. He's planning a trip to Santa
Rosa next weekend (~8 days from now) with a stop in San Carlos (my
home) on the way. If there is anyone in or near these areas or
enroute who might be willing to give him/us a hand in understanding
how to open and close the awning, we would greatly appreciate it.
