No 12V Power in Rockwood Pop-up

Bought a new "used" Rockwood 2516. Literally only used one time by the
prior owner, but sat for 2 years.

My issue:

With shore line hooked up, the 110AC works - the air conditioner powers
up and outlets work. But, the fuse in the converter for the "lights"
circuit blows every time I hook up the 110VAC. None of the dome lights
nor the vent fan works. The rest of the circuits on the converter work
fine - the LP detector and the water pump. Have tried multiple fuses
in the "lights" circuit. Blows every time.

Thought the battery may be old. Replaced it - no difference.
Confirmed continuity on the inline fuse up by the battery.
Checked the plunger switch (shuts off upper power when pop-up is down)
under the galley & it appears to be working.

Finally, I disconnected the 110VAC and the 12V battery altogether and
just attached the tow vehicle. The running lights on the trailer work
fine, but still no inner lights or fan.

Any ideas -
