If it's close enough to civilization yet far enough to be reasonable
isolated, the best you could do is to build deluxe cabins with
individual satellite TV, whirlpool tubs and themes and advertise them as
romantic getaways.
More investment but you could put in a communal pool and some sort of
winter activity trails. That way you could get around $100 a night off
season and up to $250 a night on season. BUT...it would require further
capital investment. I can't see that place being worth it.
$8,200,000/160 = 51,250/acre which is up there in development prices.
Unless the town is close by and the locals use that saloon heavily it's
not worth close to it unless you can put in a road and sell 1 acre lots
at $75k and up a piece.
Psssst! You get a well known celebrity to sponsor exclusive vacation
plots like the ones in Idlewilde area east of San Diego. You don't tell
people what it is for, except it is a deal of the life time. You will get
a free gift and drawing worth up to $10k.

you feed them at the community center for free with a specially catered
