Having said that, I have to admit two things: my nephews up in Tennessee are big Honda-mod kids and one of the reasons I sold my MINI Cooper and bought a Honda is that when we move to Tennessee there's nobody who can work on a MINI but me (and I don't really want to) and I can get a Civic worked on damn near anywhere, including by my nephews.

I'm guessin' now is a great time to buy in TN, not so good to sell yer
FL house tho. Youse gonna buy now and wait to sell?

Nope. I'm not willing to bet on the come with the real estate market just now. And Florida's a strange place. Lots of folks losing their homeowners insurance because of the hurricane history and lots of those who don't lose it are discovering new clauses that exclude things like wind damage and water damage from coverage (imagine that! why would anybody in Florida want coverage for wind and water damage?) so intact homeowners insurance is a legitimate asset. Though the micro-market here in Baja Georgia is not nearly as bad as lots of other places, we don't want to be sitting on multiple mortgages if we don't need to. And we don't need to. We're in no crush to get out of the house in Florida; it's just that it's too big for two people, three cats and a dog. Wasteful. Needs somebody with a buncha kids to fill it up. We want to move to something about half the size of what we have. More appropriate to our needs. And single story, since we're both old phartes.

What we may well do, though, is to buy some land up there and gradually build a house rather than buying something already built. We could do that kind of piecemeal without having to be all that concerned with whether our Florida house is sold. Then when the market turns around unload the Florida house.

So if you're planning a trip to Florida and want to stay here, there's still plenty of time.

there'll always be a Casa Meshuggi, it just won't always be the same size...
