We have a quote that says glass replacement only has a .33 U-factor
and a .75 SHGC (sun-block). With Argon the SHGC drops to .73, with
the INtl. Window it's .33 - but that includes the frame.

Frame and all for a Dining room 2" x 2' window it's $199... No frame
and Argon it's $135, no Argon is $122. We have three of those.

A Dining room 2'"x5" is $343 with frame. Glass with argon costs $281.
NO argon is $248 We have three of those.

The big sliders 8x8 (one fixed 4x8 and one moving) is $1,925 with the
frames necessarily changed because it's double paned instead of
current single pane. We have two of those...

Do you have any choice in the matter? If there's a HOA, you probably
don't.

We have a yes or no choice.

They want things like the frame replacement done before the painting
occurs.
It just seems like this hasn't been competitively bid and I'm not
impressed with the glass shop owner's take-it-or-leave-it attitude.

We probably will just do the (6) Dining room windows.

You'd notice the biggest improvement from replacing the big sliders.
Changing out the aluminum frames in the existing double pane windows
doesn't seem worthwhile, probably just do the glass, although I'm not
sure it's needed. They're double pane already, right? You mention
weeping, but is it condensation on the interior face of the glass,
dripping down onto the frame? Or is it getting condensation between
the panes. If that's the case, yes replace them. If it's surface
condensation, that's probably not going to change much by replacing
the glass.

I think we're gonna back off from the big stuff.

Water condensation is between the panes, not exterior. No need to
change window frames, I caulked the hell out of them already.

The sliding doors will have to wait - The cost estimate was around
$8k+ for the whole thing. A bit much I think. It gets hot and all
but there's no PG&E rebates on windows.

caulk?? they do need venting for the condensation
Pella had vent holes that were just the right size for
wasp's to love.... the wasp would then plug the
hole with mud and the windows would fog over
and the window sales man would drive down the
street looking for sucker who need new windows......
some old timers would just peal the pane off clean
it and re glaze the window and install a new vent....

on pella's you take out the inside pane & poke out the crud in the vents,
i'm not sure on other brands.
We're just gonna do the six dining room windows that are DOA, glass
only.
