I don't know if it's being anal. Cosmetic and Mechanical/Electronic
condition definitely impact the value of the pin. An individual needs
to decide what's important to him and/or a requirement. Obviously we'd
all take a NIB pin over a beat up routed pin at the same price.
There's a group of people who enjoy rebuilding pins and can start from
a pin needing a lot of work to just get it working properly forgetting
any cosmetic issues. There's a group of people who enjoy playing
pinball but are not interested in rebuilding pins and probably want
minimal maintenance as well. The majority of people probably sit
somewhere between those two poles.

Face it, the amount of personal disposable income varies greatly across
the world. There's a huge amount of the world population who couldn't
imagine spending any amount of money on a pinball machine. There's
also a smaller amount of the world population who have a great amount
of disposable income and can't even spend all of their money. Can you
imagine how much money some of these pro athletes could pour into pins
if they wanted to?

For a small group of collectors, the limitation is availability of the
items versus money or even physical storage space as many of us face.
The drive for many of these people is to complete a collection and I'd
say that they are typically looking at their collections as
investments. The hallmark of collectable items is NIB and across many
different areas those prices get heavily inflated especially by these
collectors. Since NIB is very difficult for older pinball machine, HUO
is a substitute. I think that you'll only find that these prices will
continue to escalate.
