May 2007 flooded again. This one was bad. About 6" of water. I called in

pro to look at the grading and the sump system. He recommended fixing the
grading (I did that 3 cubic feet of dirt and a trench lie running down
the
fence line taking the water to the street) and installing the Simer
Ace-in-the-Hole system and having the output pipe extend past the front
of
my house toward the new trench. All is good until

July 24 2008 Flood both pumps going full tilt, 1.5" pipe looks like a

My area is setting records on rain fall, 30 and 40 year highs in the last
2 months.

I have had 3 companies out and they recommend increasing to 3" pipe and
installing a second sump well to act as an overflow and putting another
dual sump system in.

This is going to cost in the neighborhood of $5000 to do. Every time we
flooded I've done what was recommended and still no resolution.

What can I do to fix this? It has gotten to the point where I don't want
to finish the basement again as the cost is killing me. Insurance
companies deny us for coverage on this issue due to it reoccurring every
year.

Sounds like you are losing "prime" when the pump is dry.

Maybe the seals dry out and allow the water stored for priming the pump to
escape.. thus when it is full of water , and you shut it off , it
re-primes itself , and then works

Air lock? I will look into that. It was suggest on another forum too. The
recomendation was to drill a 5/16" hole below the check vaulve to alow the
air to move out. This is me seems I will be affecting the gph output by
putting a hole in the pipe.

I'm somewhat surprised, considering the number of plumbing folks you've
had look at your problem, that you don't already have this hole drilled.
We have a basement full bathroom that has a sump and ejector pump to get
the waste water up to the house sewer drain. We had problems for a couple
of years until a plumber drilled a small hole in the pipe just above the
pump. No problems since. I don't know about the size, but very little
water, relative to the amount being pumped out, exits this hole. I would
make this your first step in the process.
