treasury rates are lower and the libor curve is more inverted. being
wrong isn't that bad, bill.

uhhh what was I wrong about mo? I said I thought morgage rates would
probably increase (which, by the way, was entirely ancillary to my main
points). Have mortgage rates increased or decreased since I made that
prediction mo?
