This site was based on the *sold* price listed at the county seat, or your
town hall. The list had houses sold in my area with addresses and the sold
price on public record. This is not news, it only gives you a ball park of
what houses are selling for in your area. The number of bedrooms, and the
square footage will have to add up to the same as your house to come up with
an average price would be in your area. Of course, as you know, condition
and location are two prime considerations in a house, and this site does not
go to any of these considerations.
The house that sold two doors down two years ago was the nearest to my
retail value with one less bedroom, and a smaller barn. It sold for $489,000
two years ago, I'm sure from this information the area is doing fine.
Market value is always up to interpretation, but if you hire an appraiser
from a real estate agent the appraiser will give you a "For sale" price on
your house. The bank usually gives out a lower appraisal of property, vested
interest for the bank.
