You will have to define "small" if you want usable responses.
You will also need to define exactly what you are starting with:
an empty field?, a shell of a building?, existing room(s)?, etc.
And what kind of sound (music?, solo guitar? symphony
orchestra?, speech?, Foley?) the studio is expected to be used for.
Practically we have an hall for the secretary, then the studio with
the voice booth, a bath, and an archive room.
The kind of music will be mainly soundtracks, so orchestral remixing,
midi orchestral, electronic, but also solo instrumental (such as a
violin or guitar or voice).
