I do realize it's only $1000 and you get what you pay for, even so I
don't mind if there will be some initial repairs that "restore" it so
long as it's not about to go permanently and it's a money pit that we
should give a very wide berth. I'm simply trying to discern which is
which.

They should give you the thing free for hauling it away.

You're much more generous than me, I was going to say they should pay
him for hauling the trash off their property... could be a herculean
task, darn thing may not have usable wheels, and unless it's moving
around the corner in the middle of the night it'll need registration,
inspection, and insurance... and if oversize a permit.

I have a three bedroom double-wide pre-fab house on my property (not a
trailer). It's perfectly sound and in great condition, no leaks (has a
2 yr old architectural roof). The house would cost about $75,000 to
replace, but I can't give it away for free, because it'll cost about
$5,000 to move it down the road. And of course to date those who
really wanted it don't have the bucks to move it. It's up on a full
cement block foundation, w/crawlspace, has OHW baseboard, nice EIK, one
full bath, and a decent sized LR. All I ask is whoever takes it
remove the block foundation, fill in the hole with top soil, and make
it look like it was never there. I'd like it removed because I don't
want to be a landlord, and I would pay less tax and ins, plus I
wouldn't need to heat it all winter. I guess I can have it demolished,
hauled away, and the area filled and graded, even got a price of
$5,000. But I figure it'd be a shame to destroy a perfectly good house
if someone can use it. I'm running out of patience.

You can't "Section" off the property and just sell it?

Every realtor for miles has asked the very same question.
But then I'd have neighbors within 200 feet... I'd rather
rent it, at least I can evict tenants.

Looks pretty nice, iffen I wasn't heading to a different state (I
don't know where you are anyway) I'd be looking hard at it...

NY's Capitol district.

When I first offered it I had lots of takers, IF I'd deliver it... even
a few realtors... I told them they had to be kidding. Can't remember
how many wanted it for a hunting cabin.
That's when I decided to talk to my lawyer and was advised that if
anyone wanted it they'd need to sign a contract and post a $10,000 cash
bond to ensure that they'd comply with the full agreement, that they'd
return the land to original form, take care of the utilities
disconnect/reconnect, be responsible for repairs if they damaged the
driveway and other property, and sign a personal injury liability
waiver... full amount returnable upon completing their end of the
bargain. Naturally the separate garage stays... I already took it
over, it's now my gardening shed, and grinding shop. As soon as word
got around that whoever wanted it would need to be a responsible party
all offers ceased. So at this point I'm not sure what I will do.
Perhaps if a decent tenant were to come along I may still decide to
rent (mature adult(s) w/full time employment, no children, no pets).
As is evident from the photo I already tried the children/pets routine,
never again. The daycare center paraphenalia is now gone.
