     I can't know the specifics of your contract, even if an oral
month-to-month contract, but I expect you'll find there is no clause
in the rental agreement that permits you to withhold rent because the
owner isn't paying the mortgage.

     Ok, so if foreclosures take up to 12 months to be enacted, then
a scumbag can charge rent for 12 months, and pocket the money legally.

     There may be such a law.  However, it's not your concern.  Your
concern is the agreement (written or verbal) you have with your
landlord.
     You agreed to pay him X amount of money each month.  What he does
with it doesn't shouldn't be of great interest to you.  You need to
meet your obligations and let your landlord deal with his.

You've offered no evidence that he's scammed you.

If you're renting, there is. Unless you have a written lease.

Which won't do you any good. You are to pay your landlord. What
he does with the money isn't much of a concern to you.
