I'm a Texas resident. I own a small piece of real estate (acreage) that I bought through the Texas Veterans Land Board many years ago. It's all paid for and everything else I own is jointly with my wife, and I would like to change the ownership on this land to my wife and I jointly ( and/or with right of survivorship). What is the correct way to to do this without spending a bunch of money??

Fill out and sign a deed. Then have the deed recorded with the county recorder. Deed forms can be found at large stationary stores. There are several types of deeds. Use either a quit-claim deed or a warranty deed. Fill it out with your name as the grantor and signer. (The grantor is the one transferring the land and the grantee is the one receiving the land. The deed form in Texas might have different nomenclature). Use the following form for the grantee: "John Albert Doe and Jane Marie Doe as joint tenants with right of survivorship".

Have your signature notarized. The best way to do that is to take the deed, completed except for the signature, to a notary public and request that your signature be notarized, then following the notary's guidance, sign it in front of the notary.

Before you start, investigate the property tax rules in Texas to make sure that this transfer doesn't cause a re-assessment. Your deed probably won't have that effect because you are both the grantor and one of the grantees, but I don't know anything about Texas law, so I can't be sure.

Do the county recording in person because figuring out the proper filing fee can be a puzzle. When you file in person, the clerk will figure out the fee for you.

Thanks for your response. It makes sense and I will pursue that with the county clerk.
