The only reason I would be worried is because almost nobody would ever
choose to do the second option. That is, the second option is "or the
tenant may pay the remainder of the lease term and at the same time
give to the Landlord a two (2) month written notice of such termination
as of the first (1st) day of any month.

But, plainly read, it does appear they're giving me the option.

However, a simple comma between "term" and "and" would make it read
that they are not giving me the option.

You ask if there are other damages not covered under this termination
paragraph, and I will simply say that this is the paragraph that the
landlord refered me to. She said this is her basis for her charging me
two months rent, in addition to the two I've already paid at the end of
this month.
