But it's also true (as PeterL points out, implicitly, in his reply)
that 'such conditions' may not materialize, so you should diversify
with a ordinary stock fund.
Actually the best strategy --one that really works, but doesn't get
that much press, though it's practiced by a lot of people who are very
wealthy--is to make a ton of money, stuff it in many different buckets
(real estate, cash, stocks, bonds, collectibles, gold), and then
you're set no matter what happens. Of course easier said than done, I
grant you.
