I don't know what the definition of a warranty deed is or what
alternatives there are, but I've seen a warranty deed in all 5
closings I've been party to on single family homes in Illinois and
Texas USA.

And I would think you would always want title insurance, regardless of
the form of title, to make sure that if any claims against the title do
show up, you are protected.
