Hello, all!
We're considering buying a house in Nassau County, NY, where the
following changes were made without obtaining a Certificate of
Occupancy:
1. They converted a ground-level attached garage into a living room.
2. Built an outside 3-seasons room (not on the foundation of the
house, but attached to the house)
3. Built a detached shed/garage at the end of the backyard.
How difficult and expensive is it to obtain a C.O. after these changes
were done? We like the house (and like the changes), but are concerned
that we might have trouble getting the mortgage and selling the house
later on...
Thanks!!
Elana
Hi, Elana
You could be opening a Pandora's Box if you don't act strategically
with this. You need to know in advance that the modifications, etc.
were done to code, so on and so forth. Hire a professional home
inspector to look at the property. The report will provide you with
what you need to know before going face to face with the city. If the
buildout was done to code, etc. then you know the city is not apt to
hit you with a tear-down order.
There will be those who think there's a touch of paranoia here. But,
the beautiful lanai I enclosed to make it a garden room/atrium cost me
$25,000.00 extra because the previous owner didn't get a permit and
didn't build the lanai to code. 'nuff said. One other thing . . . .
tell your realtor to wipe that Schultzy "I know nothing!" look off
his/her face and do the research. Otherwise, it's "Deal or No Deal!"
