IIRC, all the houses at which I looked in W. Michigan quoted the "Finished, above ground" area; and this was the sum of the areas of the individual rooms, not the overall area of the structure measured around the outside. But I suppose it's possible that custom or law varies from place to place.

I was wondering how square footage is normally figured for a house ? If my house is 57 f eet by 45 feet is the sq footage 2565 ? And if 3/4 of my basement is drywalled and heated is that added on ?
