well or cutting corners. Are there books on what to look for or, I
don't know, places to look that will indicate overall quality of
construction for the layman?"
Probably most important of all is what's in the contract you sign. Is
this truly a custom home, built to your drawings? Or is this where you
see a model the builder has built as part of a subdivision and he's
building another there for you on a lot he owns? You can negotiate a
lot of control in the first situation and put it into the contract.
Typically, the builder is paid in stages and the architect and building
inspector have to sign off on work as it progresses. It's not likely
you'll get much control in the second, beyond that it has to pass the
required local inspections. In most cases where the builder owns the
subdivision lots, they won't even allow you on the site when it's being
built.
If you're going to have the opportunity to examine and check things,
then I'd ask around and see if you can find someone who was in the
building trades and has lots of experience. Maybe someone like a
retired foreman that could help you on an hourly basis.
