I finally get the point. I wanted to rent it out off and on for 1-2

practical? We'll ditch the furniture.

JK Coney@work,

Buying a second home is always going to cost you. Some things to consider for your upcoming limited use is, you're going to have to have someone to look after the house while you're not here. Even a house with desert landscaping is going to still require weekly or bi-monthly outside maintainability . Someone needs to keep up with the weeds. Trust me, weeds grow even in the best planned zero grass locations and even when there hasn't been a drop of rain in 6 months. Your outside plants and trees will need to be looked after. You'll need someone to collect the piles of crap that gets stuck in the door, rubberbanded to the knob and thrown on the driveway.
Paying bills is another issue. All the major Vegas utility companies have some form of remote payment. Investigate to find out which ones work best for you. Comcast cable company doesn't like turning your service on and off. That may be a problem if you want mass quantities of TV and high bandwidth cable modem service for short periods of time.
I had a snowbird neighbor once who talked me into letting him snag my wireless signal when he was visiting. Cost me some bandwidth, but he was worth it.
Lastly, you may want to invest in an alarm service, even though they are all total ripoffs. Having a vacant house for months at a time is an open invitation to the degenerate youts in the neighborhood, who will find out that the house is empty and will use it to party down. Our last neighborhood had such a home and the cops found out it was being used as a crack house and raided it, all with the total ignorance of the homeowner. Not a fun time rehabbing a former crack house.
You have your issues ahead of you.
