I can not (nor do I know anyone that could) live off an income of 30K or
less for a single person. It's hard to believe that those in Sandy Springs
have household incomes of 45K. I would guess between 100K and 200K.
Sandy Springs is very and I do mean very small.
That is the problem with reading figures off the web as opposed to actually
being able to drive there in 15 minutes.

Ah, statistics! Income figures like this typically look much lower than
what might seem to be "average." Usually, what is reported is not the
average, but rather the median. So, you can have a community with many
professionals pulling down $100,000 plus salaries along with retirees whose
reported incomes are much less. The median will be much less than the
average.
