What caused bank loans to default with higher than normal frequency?

1) Banks issued loans to less credit worthy borrowers than in past,
because they either knew they could unload them and were encouraged to
do so by goverment. Did gov say, they would buy up such loans via
Freddie & Fannie?

2) Deregulation that allowed banks to pass home loans to F&F and
investors. Is there proof that the deregulation was made with criminal
intent to make money for someone?

3) Government printing money to boost sagging economy caused by
massive wealth is being transferred out of US.
