I would almost never advocate buying a house in the suburbs --
although I know plenty of people who did all right by it. But anybody
with a lick of sense will tell you that it's almost always better to
buy than to rent.

If you rent an apartment, in a reasonably priced area
its cost no more than buying a small house outright.

Say you buy a small house and its free and clear.
You still have taxes and insurance = $300/mth.
You still have to pay garbage, sewer, water = $75/mth
You have to pay maintenance at least $100/mth.
So that paid off house is costing you at least $475/mth.

You can rent an apartment for $500/mth in reasonable location.
(not CA, NY, or Northwest)

One of the first principles of economics is that "you" pay. Whichever
of the above expenses the landlord pays, "you" pay. No landlord is
going to rent for less than it costs him/her to own the place. OK,
maybe you luck out and get a place that's been paid off for the last
100 years. But the marketplace levels the playing field, and that
place is in the same market as some place that a speculator went out
on a limb to buy in order to rent out.

But wait a minute. Gambit declined. I'm not talking about buying vs.
renting in the Big City. I had something more radical in mind -- a
small piece of land outside the pop culture suburban marketplace.
Visit your local hippie bookshop and find a whole earth catalog. I'm
more into "back to the land". I'm not at all interested in financing,
insurance, utility bills and all that "the system" tries to make us
think is "the way".

Verily I say unto thee, O my brothers and sisters, there is another
way.

The only thing a house gives you is a false sense of peace of mind.

There's nothing false about peace of mind.

Try not paying the tax, and the taxman will quickly let you
know that you are merely renting from the government.

Yeah, that's one I learned by experience. The other downside is that
you can get some real animals for neighbors, and when you own a place,
it's not like you can just pack up and forget it. That's when I quit
paying taxes, and had the county foreclose. I know about that one,
too. A tax foreclosure is not at all the nightmare people make it out
to be. Auction one day, check in your hand the next day for the
difference between the -true- market value of your place the next day.
Then they give you a year to move, or you can buy it back from the
buyer at selling price + 1% per month.

Not a bad way to get "back from the land", IMHO.

Hey, it ain't all Mother Earth News, like "nothin' ever goes wrong,
'cause livin' in the country is hassle-free". It can be hard living
outside a populated area, off the grid. But leaving it was a mistake
for me. I was more secure. I didn't NEED money.

I've been pretty successful at getting away from the need for money.
I've been good at saving it and investing it wisely. I just wish I
were more successful at getting money in the first place. Surely,
there's a middle way.
